A basement is the cheapest square footage you will ever add, because the roof, walls and floor already exist. It is also the space most often finished badly. Chicagoland basements deal with water, low headroom, ductwork in the way and code requirements around egress and ceiling access that a weekend job tends to ignore.
LCD Construction Inc. finishes lower levels properly: address the water first, frame and insulate for the conditions below grade, plan the ceiling around the mechanicals rather than pretending they are not there, and finish with flooring, trim and paint that hold up. How the work runs
The process, step by step
Every stage below is handled by LCD Construction Inc. — you are not hiring the next trade separately once the previous one leaves.

Assess the space
Headroom, water history, mechanical locations, panel capacity and existing drain lines. What the basement will support determines the plan.

Water first
Any seepage, grading or drainage issue is dealt with before a single stud goes up. Finishing over a wet wall only hides it.
- 03
Layout and framing
Walls framed off the foundation, soffits planned around ducts and beams, and access left where shutoffs and cleanouts need to stay reachable.
- 04
Rough-in
Electrical, HVAC adjustments and any plumbing for a bath or bar, plus egress work if a bedroom is part of the plan.
- 05
Insulation and drywall
Below-grade insulation, then board, tape, sand and prime.
- 06
Flooring and finish
Flooring suited to below grade, then doors, trim, built-ins, fixtures and paint.

Walkthrough
We walk the finished level with you and work the punch list.

We do not publish a price range for basement finishing, because a number detached from your actual project is not useful to you. Scope, material lead times, permit review and what turns up once the walls are open all move it.

My basement has taken water before. Can it still be finished?
Often yes, but only after the water problem is solved. That might mean grading, downspout extensions, a drain tile system or a crack repair. We look at the cause first and will tell you if we think finishing is premature.
Can I put a bedroom in the basement?
Only with a code-compliant egress window and well, plus proper ceiling height. We will measure and tell you whether it is achievable in your basement before you plan around it.
What about the ductwork and the low beam?
They get designed into the plan as soffits or a dropped section rather than ignored. We map the mechanicals before framing so you know exactly where the ceiling drops.
Can you add a bathroom down there?
It depends on your drain line and whether you have an ejector pit. We check the existing plumbing first, then tell you what the practical options are.
What flooring works in a basement?
Below grade we stick to materials rated for it — luxury vinyl plank, tile, and engineered products over a proper subfloor system. Solid hardwood directly on a slab is asking for trouble.
