A deck is a structure, and it is held to structural standards for good reason. Footings have to go below the frost line, the ledger has to be flashed and fastened to the house correctly, and the guards and stairs have to meet code. Most failed decks fail at exactly those three points.
LCD Construction Inc. builds and rebuilds decks and patios: proper footings, correctly flashed ledger connections, framing sized to the span, and decking in pressure-treated lumber, cedar or composite. We also build paver patios, stairs, railings, pergolas and privacy screens, and we rebuild older decks that are no longer safe.

Every stage below is handled by LCD Construction Inc. — you are not hiring the next trade separately once the previous one leaves.

Design and permit
Size, height, stair location and railing style, then the permit set your village requires.

Footings
Located and dug below the frost line, then poured and inspected where the municipality requires it.

Ledger and frame
Ledger flashed and fastened into solid structure, then beams, joists and blocking set.

Decking
Boards laid to a planned pattern with consistent gapping and hidden or set fasteners.

Rails and stairs
Guards, handrails and stair stringers built to code heights and spacing.
- 06
Finish
Skirting, lighting, privacy screens and any staining or sealing.

Do I need a permit for a deck?
In most Chicagoland municipalities, yes — including many low decks. Requirements and inspection points vary by village, and we will tell you what applies to your address.
Wood or composite?
Wood costs less up front and needs regular sealing. Composite costs more and needs far less maintenance. Both are legitimate choices; the right one depends on how long you plan to be in the house and how much upkeep you want.
My deck feels bouncy and the railing moves. Repair or replace?
We will look at the footings, ledger and framing and tell you honestly. A bouncy deck with a sound structure is fixable; a poorly attached ledger or undersized framing usually means a rebuild, and it is a safety issue.
Can you do a paver patio instead?
Yes. At grade, a paver patio often makes more sense than a deck and needs no railing. We will lay out both options if you are not sure.
