Foundation Work in Chicago & the Suburbs

Concrete and structural repair for what everything else sits on.

Overview

Foundation Work — the work in detail

Chicagoland soil moves. Clay swells and shrinks with moisture, the frost line runs deep, and a century of freeze-thaw cycles finds every weakness in old concrete and masonry. Foundation symptoms — a crack that keeps widening, a sticking door, a sloping floor, water at the wall after a storm — are worth taking seriously early, when the fix is smaller.

LCD Construction Inc. handles foundation and concrete work as part of building and remodeling: footings and foundation walls for additions, crack and wall repair, structural support and beam or post work, and correcting the grading and drainage that caused the problem in the first place.

What's included

  • Footings and foundation walls for additions and new structures
  • Foundation crack repair and wall stabilization
  • Structural support — beams, posts, columns and load transfer
  • Basement floor slabs and concrete flatwork
  • Egress window cutting and well installation
  • Grading and drainage correction around the foundation

How the work runs

The process, step by step

Every stage below is handled by LCD Construction Inc. — you are not hiring the next trade separately once the previous one leaves.

  1. 01

    Diagnose

We look for the cause — water, soil movement, an overloaded span or a previous repair — before recommending a fix.

  2. 02

    Scope the repair

What has to be done structurally, what has to be done about water, and what order they go in.

  3. 03

    Excavate or prepare

Excavation, forming or shoring as the work requires, with the area protected.

  4. 04

    Structural work

Pour, repair or reinforce, with inspections where the municipality requires them.

  5. 05

    Water management

Grading, downspout routing and drainage corrected so the same conditions do not return.

  6. 06

    Restore

Backfill, concrete flatwork and any interior finishes disturbed by the work.

Materials we work with

  • Poured concrete footings, walls and slabs
  • Steel beams, columns and structural fasteners
  • Hydraulic cement, epoxy and polyurethane crack repair systems
  • Drainage tile, gravel and exterior waterproofing materials

Bring your own selections or ask us to spec them. We will tell you plainly what we can and cannot stand behind on material we did not supply.

Timeline & cost

We do not publish a price range for foundation work, because a number detached from your actual project is not useful to you. Scope, material lead times, permit review and what turns up once the walls are open all move it.

What you get instead is a free, no-obligation estimate for your property: what the work involves, what it costs, and the schedule we expect to hold to.

  • The cause diagnosed before the symptom gets patched
  • Structural repair and drainage handled as one job, not two contractors
  • Interior finish work restored by the same crew that opened it up
  • Honest assessment — including telling you when it is not urgent

Questions

Foundation Work FAQs

The questions homeowners ask us most about this work. If yours is not here, ask it on the estimate request and we will answer it.

Is every foundation crack a serious problem?

No. Many hairline shrinkage cracks in poured walls are cosmetic. Horizontal cracks, stair-step cracks in block, and any crack that is widening or leaking are different, and worth looking at.

Water comes in at the basement wall after heavy rain. Is that a foundation problem?

Sometimes, but it is often grading, downspouts or window wells. We check the cheap causes first — no reason to sell you a structural repair for a drainage problem.

Can you add an egress window to an existing foundation?

Yes. It means cutting the foundation wall, installing a properly sized window and well, and handling drainage in the well. It is a common part of finishing a basement bedroom.

Do you do foundation work for additions?

Yes — footings and foundation walls for additions are part of our own construction work rather than something we hand off.
