Framing & Drywall in Chicago & the Suburbs

Straight walls and flat surfaces — the part nobody sees, done right.

Overview

Framing & Drywall — the work in detail

Everything that gets installed later is only as straight as the framing behind it. Cabinets sit level because the walls are plumb, tile lays flat because the substrate is flat, and trim closes tight because the openings are square. Framing is where a remodel is either set up to go well or quietly set up to fight you.

LCD Construction Inc. does rough framing and drywall as both a standalone trade and as the backbone of larger remodels: new interior walls, load-bearing wall removal with properly sized headers, ceiling framing, soffits, and drywall hung, taped and sanded to a finish that takes paint without telegraphing every seam.

What's included

  • New interior partition walls and closet framing
  • Load-bearing wall removal with engineered headers and proper support
  • Ceiling framing, soffits, tray details and chases
  • Floor and wall framing repair, including rot and settling
  • Drywall hanging on walls and ceilings
  • Taping, mudding, sanding and texture matching
  • Water damage and crack repair, patched to blend

How the work runs

The process, step by step

Every stage below is handled by LCD Construction Inc. — you are not hiring the next trade separately once the previous one leaves.

  1. 01

    Assess the structure

Before any wall comes out we determine what it carries and what has to replace that load path down to the foundation.

  2. 02

    Layout

Walls snapped to the plan, openings sized to the doors and units going in them.

  3. 03

    Frame

Plates, studs, headers and blocking — including blocking for cabinets, grab bars, TVs and railings while the wall is still open.

  4. 04

    Hang

Board cut and fastened to minimize seams, with moisture-resistant board where the location calls for it.

  5. 05

    Tape and finish

Tape, multiple coats of compound, then sand to the finish level the job needs.

  6. 06

    Prime and inspect

Primed and checked in raking light, because that is where seams and screw pops actually show up.

Materials we work with

  • Framing lumber and engineered beams sized to the span
  • Standard, moisture-resistant and fire-rated drywall as the location requires
  • Corner bead, tape and joint compound systems
  • Texture matching for repairs in existing rooms

Bring your own selections or ask us to spec them. We will tell you plainly what we can and cannot stand behind on material we did not supply.

Timeline & cost

We do not publish a price range for framing & drywall, because a number detached from your actual project is not useful to you. Scope, material lead times, permit review and what turns up once the walls are open all move it.

What you get instead is a free, no-obligation estimate for your property: what the work involves, what it costs, and the schedule we expect to hold to.

  • Blocking installed while walls are open, so later fixtures have something to grab
  • Load paths handled properly when a wall comes out
  • Drywall finished to take paint cleanly, not just to close the wall
  • Available as a standalone trade or as part of a full remodel

Questions

Framing & Drywall FAQs

The questions homeowners ask us most about this work. If yours is not here, ask it on the estimate request and we will answer it.

Can you remove a wall to open up my first floor?

Yes. First we determine whether it is load-bearing. If it is, it needs a correctly sized beam or header with posts carrying the load to the foundation — that is structural work, and it is the part that has to be right.

Do you do drywall repair, or only whole rooms?

Both. Water damage, cracks, holes and failed tape jobs get patched and blended to the surrounding texture.

Can you match my ceiling texture?

In most cases, yes. Older textures are harder to match invisibly; where a patch would stand out, we will tell you and recommend finishing the full plane instead.

Do you handle just the framing if I have my own finish trades?

Yes. Plenty of our work is a single trade for a homeowner or another contractor, though most clients end up asking us to carry the job further.

Other services

Most projects touch more than one trade. We carry all of these ourselves.
