Interior & Exterior Painting — the work in detail

Paint fails where prep was skipped. Peeling exteriors, flashing over patches, and lines that wander are all prep problems wearing a paint problem's clothes. The rolling is the fast part; the scraping, sanding, patching, caulking and priming is where a paint job is actually decided.

LCD Construction Inc. paints interiors and exteriors as a standalone job and as the last step of our remodeling work — walls, ceilings, trim, doors, cabinets, siding and decks. Because we do the drywall and carpentry too, the patching and caulking that comes before the paint gets done to the same standard as the paint itself.

How the work runs

The process, step by step

Every stage below is handled by LCD Construction Inc. — you are not hiring the next trade separately once the previous one leaves.

  1. 01

    Protect

    Floors, furniture, fixtures and landscaping covered before anything else starts.

  2. 02

    Prep

    Scrape, sand, wash and degloss; patch drywall, fill nail holes and caulk gaps at trim.

  3. 03

    Prime

    Spot or full prime with the right primer for the substrate and for whatever is being covered.

  4. 04

    Paint

    Cut in and coat, with the number of coats the color change actually requires rather than a fixed number.

  5. 05

    Detail and clean

    Lines checked, touch-ups done, hardware and plates reinstalled, and the space left clean.

Materials we work with

  • Interior wall, ceiling and trim paints in flat through semi-gloss
  • Cabinet and trim enamels that level out and cure hard
  • Exterior acrylic coatings and solid or semi-transparent deck stains
  • Stain-blocking, bonding and masonry primers

Bring your own selections or ask us to spec them. We will tell you plainly what we can and cannot stand behind on material we did not supply.

Timeline & cost

We do not publish a price range for interior & exterior painting, because a number detached from your actual project is not useful to you. Scope, material lead times, permit review and what turns up once the walls are open all move it.

Do you paint cabinets?

Yes. Cabinets need degreasing, deglossing, a bonding primer and an enamel that cures hard — it is a different process from painting a wall, and shortcuts show up as chips within a year.

When is the right time to paint an exterior in Chicago?

Temperature and dew point matter more than the calendar. We schedule exterior work in conditions where the coating can actually cure, rather than pushing it into weather that will cost you the job.

How many coats do you apply?

As many as the change requires. A subtle repaint may cover in two; a dark-to-light change or bare patched drywall needs primer plus two. We tell you what we expect before we start.

Can you fix the cracks and holes before painting?

Yes, and we would rather. Patching, taping and texture matching are in-house, so wall repair and paint are one job with one person responsible for the result.
